THE “TSUNAMI WAVE” OF SOCIAL HOUSING IN 2026: 40 MEGA PROJECTS LAUNCHED TO EASE THE HOUSING SHORTAGE!
Vietnam’s real estate market in 2026 is witnessing an unprecedented boom in the social housing sector. In just the first four months of the year, 40 new social housing projects have officially broken ground nationwide, adding more than 36,590 apartments to the market.
These are not merely impressive statistics — they represent a powerful wave reshaping urban landscapes and opening the door to homeownership for tens of thousands of families.
Impressive Numbers and Strong Government Commitment
To date, Vietnam has launched a total of 226 social housing projects with a combined scale of 228,725 units, achieving 144% of the assigned target. More than 5,426 apartments have already been completed and are ready for occupancy.
In response to the rapidly growing demand, the Ministry of Construction issued an urgent directive on April 28, 2026, requiring local authorities to accelerate implementation efforts in order to complete the target of 158,700 social housing units within the year.
Ho Chi Minh City continues to lead the nation with an ambitious target of developing 28,500 social housing units in 2026 alone, while aiming for nearly 195,000 units by 2030.
A Revolution in Quality and Procedures: More Than Just “A Place to Live”
Social housing is no longer associated with remote locations and poor infrastructure. The Ministry of Construction is now requiring provinces and cities to prioritize clean land funds in strategic areas with integrated transportation, healthcare, and educational infrastructure.
Several major reforms are being implemented to upgrade the quality of social housing:
• “Green Lane” administrative process: Simplified and accelerated approval procedures for committed developers.
• Modern construction technology: Advanced building techniques are being applied to shorten construction timelines while ensuring long-term quality and sustainability.
• Breakthrough pricing: In provinces such as Quang Ninh, Bac Ninh, and Da Nang, social housing prices start from only VND 8.5 million per square meter, creating genuine opportunities for low-income buyers.
Strong Financial Resources and Humane Policies
To ensure stable funding, local governments are required to establish housing development funds by the second quarter of 2026.
At the same time, homebuyer eligibility policies are becoming increasingly practical and people-oriented. Notably, starting from July 1, 2026, families with two or more biological children will receive additional opportunities to access social housing programs.
Although some challenges related to land allocation and administrative procedures still remain in certain areas, the strong involvement of housing policy steering committees nationwide is expected to make 2026 a landmark year for turning the dream of homeownership into reality.
