Advantages of Real Estate in District 7
As apartment prices in Ho Chi Minh City continue to rise while supply remains limited and demand stays strong, District 7 is attracting increasing attention from investors.
Recovery of the Ho Chi Minh City Apartment Market
According to the latest first-quarter market report released by Savills Vietnam, most primary residential projects have maintained stable prices or recorded increases. Some existing projects have seen price growth of up to 6%, while newly launched phases have increased by as much as 10% compared to previous stages. Savills Vietnam also forecasts that certain upcoming project launches may experience price increases of up to 15%, driven by strong sales performance in earlier phases and solid construction progress.
In addition, market absorption has improved. Total transaction volume in the quarter reached 3,020 units, up 45% year-on-year. The overall absorption rate reached 75%, the highest in the past five quarters, while new supply achieved an absorption rate of 83%.
Against this backdrop, District 7 is highly regarded by real estate experts and is considered to have strong growth potential in the coming years.
Riverside Advantage
Beyond general market advantages, surrounding areas—especially District 7—are attracting attention due to their quality of life. Compared to the city center, which still faces unresolved issues such as traffic congestion, air pollution, and environmental pressure, this area stands out for its riverside advantage, offering open views, fresh air, and a more pleasant climate.
Experts note that, along with similarly river-adjacent areas such as Thao Dien and Thu Thiem, District 7 could become a new development hub of Ho Chi Minh City, particularly in areas near the Ben Nghe Bridge (Thu Thiem 4 Bridge). Located along the Saigon River, this area almost fully embraces the riverfront facing the new Thu Thiem urban area. Unlike other riverside zones that often suffer from proximity to ports and heavy freight traffic, the Ben Nghe Bridge area benefits from a series of positive infrastructure developments that are reshaping its connectivity and urban value.

Strong Infrastructure Investment
Currently, Tân Thuận Port (Cảng Tân Thuận) is planned to be relocated to Hiệp Phước Port (Cảng Hiệp Phước) in order to eliminate traffic bottlenecks caused by container trucks on routes such as Huỳnh Tấn Phát Street and Nguyễn Tất Thành Street. This move will create favorable conditions for riverside urban development in the port area, while also improving the city’s appearance and enhancing the overall value of the district.
In addition, the Thủ Thiêm 4 Bridge (Cầu Thủ Thiêm 4) project has also begun construction, significantly shortening travel distance from the southern area to the Thu Thiem New Urban Area. Not far from there, Nguyễn Văn Linh Boulevard—an essential transportation artery in the entire southern region—is also planned to be expanded to 10 lanes.
