Ho Chi Minh City Metro Increases Train Frequency to Serve Post-Merger Commuter Needs

From July 1 to August 15, Metro Line 1 (Ben Thanh – Suoi Tien) officially increases its operating frequency and extends service hours, marking a more comprehensive pilot operation phase. This not only enhances public transportation but also lays the foundation for a major transformation of the real estate market in Eastern Ho Chi Minh City and adjacent areas in Binh Duong Province.

More Trains, Longer Hours: Metro Aligns with Urban Rhythms

According to the Ho Chi Minh City Center for Public Transport Management, Metro Line 1 will operate from 5:00 AM to 10:00 PM daily, with a total of 226 train trips per day—6 more than previously scheduled.

During weekdays, 11 trains will be in operation (up from 9 previously), with a headway of 7 to 12 minutes between each train. On Saturdays and Sundays, the system will maintain 9 trains, with a headway of 8 to 12 minutes, adjusted to passenger demand. This change signifies that Metro Line 1 is progressively approaching full commercial operation, paving the way for a modern, efficient urban transit corridor.

A Golden Lever for Eastern and Interprovincial Real Estate Markets

The increase in metro frequency is not only a transportation solution but also creates a positive ripple effect on real estate segments along the route, particularly in Thu Duc, former District 9, Binh Thanh, and Di An (Binh Duong Province).

Notable metro-connected hotspots include:

  • Van Thanh Station – Binh Thanh District

  • Thu Duc and Tan Cang Stations – Thu Duc City

  • Suoi Tien Station – Gateway to Binh Duong

According to market research firms like CBRE and Savills, property prices along Metro Line 1 have increased by 15–25% on average over the past two years, with some newly launched projects near metro stations witnessing price hikes of over 30%.

This trend positions Metro Line 1 as a key driver in reshaping urban development patterns and increasing the attractiveness of satellite cities connected to HCMC.

Integrated Urban Mobility: Interprovincial Transit Support in Action

Alongside Metro Line 1, Ho Chi Minh City has collaborated with Binh Duong Province to enhance interprovincial commuting efficiency, especially for public servants and workers:

  • Bus routes 61-05 and 61-77 connect Binh Duong Administrative Center with the new Eastern Bus Station, linking directly to Metro Line 1.

  • A free shuttle service (4 large 45-seat buses and 6 16-seat minibuses) is operated by Phuong Trang – FutaBus to serve government employees traveling between the two administrative hubs.

This model supports the gradual formation of an integrated urban ecosystem, enabling residents to live in satellite areas and commute easily to the city center.

Smart IC Cards: A Leap Forward in Passenger Experience

During this pilot phase, Metro Line 1 officially introduces smart IC cards, offering a modern and flexible ticketing method at all stations. Passengers can choose among the following card types:

  • Single ride – deposit: 15,000 VND

  • 1-day, 3-day, and rechargeable cards – deposit: 35,000 VND

IC cards can be loaded with up to 5 million VND and used at TVMs (Ticket Vending Machines) and FAMs (Fare Adjustment Machines). However, these machines currently only accept cash denominations between 1,000 VND and 200,000 VND, with no support for electronic payments—a limitation that is expected to be addressed in future upgrades.

After completing the trip, passengers can return the card to receive their deposit back, but any unused balance on the card is non-refundable.

A Transit-Driven City: Real Estate Is Moving with the Metro

The increase in train frequency is more than a technical adjustment—it’s a clear signal of Ho Chi Minh City’s transition toward a modern, transit-oriented urban model.

Accompanying this shift are transformations in land value, urban form, and real estate consumer behavior. For real estate investors, the concept of "first-mover advantage near metro stations" is now more visible than ever. As Metro Line 1 edges closer to full operation, a new chapter is opening for property development in Thu Duc City and neighboring urban centers such as Di An and Thuan An.

With each advancement of the metro, the momentum for real estate growth accelerates—particularly in areas strategically located along the line. The competition to secure early stakes in this rising corridor is heating up.
