Sun Group Proposes Investment in Three Strategic Projects in Thu Duc City

Sun Group has officially proposed investing in three major projects in Thu Duc City, with a total investment amount reaching trillions of Vietnamese dong. These projects include the Truong Tho Urban Area, the National Rach Chiec Sports Complex, and the National Cultural and Historical Park. This announcement was made during a conference in Ho Chi Minh City regarding the "Thu Duc City Master Plan to 2040" and investment promotion policies. By targeting Thu Duc City, Sun Group reflects its strategic expansion into rapidly developing urban areas, demonstrating a long-term vision aimed at shaping the city's spatial development.

Analysis of the Three Key Projects

1. Truong Tho Urban Area: Potential as a New Financial Center

The Truong Tho Urban Area covers approximately 145 hectares and is planned as a mixed-use urban zone serving as a financial, commercial, office, and administrative hub. Its strategic location near major transportation arteries such as Ring Roads 2 and 3 provides favorable conditions for it to emerge as an economic center in eastern Ho Chi Minh City, facilitating capital investment flows and financial service development. Currently, most of the land in this area is state-managed vacant land, posing minimal obstacles in terms of land clearance and acquisition. Additionally, with the rise of smart urban development, the Truong Tho Urban Area is expected to integrate advanced city management technologies while emphasizing green spaces and sustainable transportation infrastructure.

2. National Rach Chiec Sports Complex: Reviving a Long-Delayed Development

Spanning nearly 187 hectares, the National Rach Chiec Sports Complex is located along Vo Nguyen Giap – Mai Chi Tho Avenue. Originally planned in 1994, it was envisioned as an international-standard sports hub. However, issues related to land compensation and resettlement have caused long-term delays in implementation. Currently, most of the area remains agricultural land and wetlands, with infrastructure yet to be developed. If Sun Group proceeds with its investment, the project could be reimagined as an integrated sports, entertainment, and commercial hub to maximize land value and enhance its attractiveness for hosting international sporting events. Additionally, the project could incorporate training facilities, sports research centers, and multi-functional service areas to provide high-quality experiences for professional athletes and visitors alike.

3. National Cultural and Historical Park: A Blend of Cultural Preservation and Tourism

Covering approximately 400 hectares in Long Binh Ward, the National Cultural and Historical Park is planned as a multifunctional area combining historical and cultural preservation, eco-tourism, and themed recreational activities. According to Thu Duc City's master plan, this project falls within Functional Zone 4, aiming to create a core destination that integrates cultural heritage with entertainment experiences. Beyond its role as a heritage conservation site, the park may also incorporate immersive virtual reality (VR) technology, digital museums, and experiential tourism models to attract both local and international visitors.

Investment Strategy and Its Impact on Thu Duc City

Sun Group's investment proposal in these projects indicates a strategic shift from high-end resort development toward large-scale urban, sports, and cultural complexes. If approved, these projects would mark the company's first ventures in Ho Chi Minh City, representing a significant milestone in its involvement in urban development. Sun Group has committed to large-scale capital investment and the implementation of international-standard architectural design, infrastructure, and urban management technologies. Additionally, the company plans to collaborate with international urban planning firms to optimize project designs and introduce sustainable development models.

Thu Duc City Planning Background: A Growth Driver

According to the Vietnamese government's approved "Thu Duc City Master Plan to 2040," the city is designated as a first-tier urban area, positioned as the economic, technological, cultural, and educational center of eastern Ho Chi Minh City. The city’s spatial structure is divided into nine functional zones, focusing on investment attractiveness, urban infrastructure development, and improved living standards. By 2030, Thu Duc City's population is expected to reach 1.8 million, rising to over 3 million by 2040. To support this growth, local authorities are heavily investing in modern public transportation systems, including metro networks, bus rapid transit (BRT), and inter-regional expressways to meet the increasing mobility demands.
