Real Estate to Have Unique IDs from 2026 – Greater Transparency and Security

From March 1, 2026, each real estate property will be assigned a unique electronic identification code. Properties such as private houses, apartments, and real estate products within projects will all receive this code.

The Government has issued Decree No. 357 on the development and management of the housing and real estate market information and database system.

According to the Decree, the housing and real estate market information system will be built and managed uniformly from the central to local levels. The Ministry of Construction will be responsible for building, managing, and operating the system nationwide, while provincial People’s Committees will collect, update, and utilize the data.

The electronic identification code for real estate products is a combination of letters and numbers, with a maximum length of 40 characters. This code is uniquely assigned to each property (including apartments and individual houses) and real estate assets within construction projects. Assigning a unique code to each property helps enhance transparency, improve transaction management, and prevent legal risks.

The structure of the electronic identification code includes: land parcel identification code – project/construction information code – location identifier (if any) – type of real estate product.
