The sentiment of real estate buyers has significantly improved, and buyers have become more confident. Despite the high prices of apartments, they still sell out quickly, with excellent liquidity.
Is this phenomenon "saving" the market after a long period of stagnation?
Yes, city center projects are well received, indicating that buyer sentiment is good, leading to a spillover effect to other segments such as red book products and legally clear products in tourist cities.
Whenever the market recovers or becomes active, a new class of investors usually appears. Is this happening now?
Yes, it is happening due to the recovery of the real estate sector. In fact, the market has recovered better and sooner than previous cautious forecasts. At the end of 2023, many opinions suggested that the market would recover by the end of 2024 or early 2025, but this has happened sooner.
Can you describe the new class of investors?
The new investors are younger but also more cautious. They have learned many lessons from history, so their perspective is different, and they place great importance on risk management. Today's investors only buy when they see a reasonable price. Even if the price is low but does not provide a sense of security, they will not invest.
In addition to the new class of investors, the market is also seeing new developers and new brokers, preparing for a new phase of the market.

Are we about to enter the "blooming season" of the real estate market?
I believe the real estate market is entering a new cycle, with 2024 being a crucial year.
Is the low interest rate the main driving force?
Observing actual situations from customers and investors, I see that funds from deposits are shifting to real estate. There is a lot of money among the people, and when interest rates are too low, people can easily feel the devaluation of money. While there are other investment channels like cryptocurrencies, gold, or stocks, they are all high-risk and require specialized knowledge. When the risk is high, investors will invest less money, so safe channels like real estate will still be the top choice.
Other goods have already increased in price, and the next story will be about real estate. The market has accumulated over the past few years, the "bottom" is behind us, and the expectation of price increases is high and optimistic. This is a driving force that strengthens many people's confidence in this sector.
For investors, what factors should they consider to ensure the safety of their investment?
I believe that for individual investors, risk management should be tied to liquidity issues. A good product must be easy to liquidate—easy to buy and sell, reasonably priced, and capable of generating income.
Currently, investors are also more concerned about the exploitation and operation of products. This is appropriate because a product that can be well exploited and operated not only brings cash flow to the owner but also ensures a high increase in value for the product.
