Ho Chi Minh City to Launch Land Auction Plan in Thủ Thiêm in June 2025

In June 2025, Ho Chi Minh City will auction off three important land lots in the Thủ Thiêm New Urban Area, Thủ Đức City, aiming to fully tap into the area's economic and social development potential. The three land lots include Lot 1-2, with an area of 7,800 sqm, and Lot 1-3, with an area of 5,000 sqm, both zoned for multifunctional residential use. The third lot, 3-5, covers 6,500 sqm and is planned for mixed-use apartment development combined with commercial services, designed to meet the diverse needs of residents and investors.

The People's Committee of Ho Chi Minh City has issued detailed plans to implement the auction of land lots in Functional Areas 1 and 3 in Thủ Thiêm. Additionally, the city is working on terminating contracts with auction winners for four lots in Functional Area 3, namely 3-5, 3-8, 3-9, and 3-12. These steps aim to ensure transparency, legality, and efficiency in the auction process, thereby increasing competitiveness and attracting financially strong investors with long-term development potential.

Following the first round of auctions, Ho Chi Minh City plans to auction additional lots between July 2025 and 2026. These include four lots in Functional Area 1, three in Functional Area 3, and one in Functional Area 7. These auctions are expected to not only accelerate infrastructure development but also enhance the economic value of the Thủ Thiêm area, transforming it into a dynamic and attractive new urban center. The planning and auction of these lots serve as tools to attract investment capital and play a crucial role in improving infrastructure, meeting service and commercial needs, and promoting comprehensive and sustainable urban development.

For Sports and Entertainment Complex 2c, which includes six lots, the People's Committee of Ho Chi Minh City has assigned Thủ Đức City to coordinate with the Department of Planning and Architecture to adjust the 1/2000 zoning plan and the 1/500 detailed construction plan. This planning adjustment aims to ensure the reasonable and scientific development of the sports and entertainment complex, meeting the area's infrastructure needs for sports and entertainment activities. The Department of Natural Resources and Environment of Ho Chi Minh City has also been tasked with selecting investors through the auction process, ensuring smooth project implementation and promoting synchronized development.

Additionally, for lots 1-12 and 1-20, the People's Committee of Thủ Đức is reporting progress on land compensation and clearance, while the Department of Natural Resources and Environment is coordinating with the People's Committee of Ho Chi Minh City to select investors through auction. This land clearance and compensation process requires close coordination among agencies to ensure rapid and effective progress while protecting the rights of affected residents, thus helping the area achieve the best possible development conditions.

Ho Chi Minh City is also focused on developing mechanisms and policies to encourage investors to participate in projects in Thủ Thiêm. This includes providing legal procedural facilitation, ensuring transparency in the bidding and investment approval processes, and offering tax incentives to investors interested in high-value-added projects. With this strategy, Ho Chi Minh City aims to attract not only domestic enterprises but also international investors, creating a vibrant investment environment and positioning Thủ Thiêm as a new economic center for the city.

The development of transportation infrastructure in Thủ Thiêm is also a key focus. The city is heavily investing in key transportation projects to connect Thủ Thiêm with other areas of Ho Chi Minh City and surrounding regions. Several projects, such as Thủ Thiêm Bridge 2, Thủ Thiêm Bridge 3, and the ring road system, are being accelerated and expected to be completed in the near future. These projects not only enhance connectivity but also significantly increase the real estate value of the area, creating favorable conditions for economic development and attracting investment.

In addition to auction and planning activities, the city is committed to building a startup and innovation ecosystem in Thủ Thiêm. Thủ Thiêm is expected to become a center of innovation, housing research and development (R&D) facilities, startup incubators, and co-working spaces. Encouraging startups in this area will create many high-quality job opportunities and contribute to positioning Ho Chi Minh City as a modern city, leading in technology and innovation in Southeast Asia.

Ho Chi Minh City is increasingly asserting its role as a major economic and financial center in the region, and Thủ Thiêm is an integral part of that strategy. By promoting the attraction of international corporations, developing modern infrastructure, and creating a transparent and efficient investment environment, Ho Chi Minh City will not only maintain but also elevate its position in the global value chain.
